Information additionnelle

- Tenants will provide a $2,000,000 liability insurance for the duration of the lease and any renewals. Furthermore, the tenant shall have his own insurance for theft, water damages, furniture, etc..

- Tenants are solitarily liable of the lease. Tenants must keep the property clean and in good condition. It is agreed by the Lessee, that a $250 cleaning fee will be given to the lessor upon the signing of the lease. Upon expiry of this lease, the premise must be given back in the same condition as when the tenant took possession. Cleaning shall be done upon the lessee's departure by the lessee and the cleaning fee will be given back to the lessee once the cleaning has been fully completed.

- It is forbidden to sub-lease or assign the lease without prior consent of the landlord. Tenant will be responsible to any cost associated. No short term leasing such as Air BnB.

- No smoking, no vaping nor growing or consuming marijuana or any drugs whatsoever on the premises

- Prospective tenants must pass a credit check, background verification, provide proof of income and references from past landlords. The tenant might need to pay the first and last month's rent upon the signing of the lease.

- Will be respected by the tenant, copy of which will be remitted upon signing of the lease, tenant will be responsible of any expense due to his misconduct, negligence or non-compliance of the by-laws of the property.
