Additional Conditions
1-The LESSEE shall provide, within a reasonable delay following acceptance of this Promise to Lease, proof of tenant liability insurance in an amount of at least $2,000,000, valid for the entire duration of the lease.
2-The dwelling is strictly non-smoking. Smoking tobacco, cannabis, vaping, or the consumption of any other smoked substance is prohibited inside the dwelling and in the common areas of the building.
3-Short-term rentals (e.g., Airbnb) are prohibited. Any sublease or assignment of the lease must receive the prior written authorization of the LESSOR, in accordance with the law.
4-No painting or modifications to the dwelling may be carried out without the prior written authorization of the LESSOR.
5-This Promise to Lease is conditional upon the LESSOR being satisfied with the LESSEE's credit verification, including completion of a CORPIQ application or the provision of a recent Equifax credit report.
6-Only small dogs with a maximum weight of 10 pounds are permitted.
7-At the end of the lease, the LESSEE shall return the dwelling in the same condition as received at the beginning of the lease, subject to normal wear and tear.
8-Where more than one lessee signs the Promise to Lease or the lease, they shall be solidarily (jointly and severally) liable for all obligations arising from it.
9-If the lease term exceeds 12 months, the brokerage commission shall be calculated on a maximum basis of 12 months only.
