The following conditions must be included in the lease agreement:
- No smoking, no cannabis.
- No pets.
- Subletting is prohibited. Minimum lease term of 12 months.
- The prospective tenant must provide a complete credit report, a letter of employment, the two most recent pay stubs, and references from previous landlords. The credit check will be conducted to the landlord's complete satisfaction.
- The tenant must obtain $2,000,000 in liability insurance and maintain it for the entire duration of the lease.
- The tenant must pay the first month's rent upon signing the lease.
- The tenant must provide proof of Hydro-Québec account opening before the occupancy date.
