All offers are conditional upon a credit check performed by Oligny Thibodeau, proof of employment, and proof of income, all to the satisfaction of the landlord;

The tenant must provide proof of tenant/liability insurance ($2 million) before handing over the keys;

No short-term rentals, no AirB&Bs, no room sharing; no assignment, transfer, or subletting permitted;

Painting the property is prohibited;

Non-smoking, no smoking or cultivation of cannabis;

In the event of lost keys, the tenant will be responsible for the necessary costs for rekeying;

No pets are allowed;

Any necessary repairs or replacements caused by the tenant, other than normal wear and tear, must be paid by the tenant.
