1. CHARGES PAID BY THE TENANT: the tenant is responsible for heating, electricity, Internet, cable, snow removal and lawn mowing. The rent does not include any of these services.

2. INCLUSIONS: stove, refrigerator, dishwasher, washer and dryer, as well as the furniture shown in the photos. These items must remain in working order for the entire duration of the lease.

3. NON-SMOKING UNIT: strictly non-smoking unit, including the growing and consumption of tobacco and cannabis and vaping, inside the unit, on the balconies and in the common areas.

4. PETS: no pets are allowed.

5. INSURANCE: the tenant agrees to provide proof of civil liability insurance (minimum coverage of $2,000,000) before the keys are handed over, and to keep it valid for the entire duration of the lease and its renewals.

6. SUBLETTING: short-term subletting, such as Airbnb or other similar platforms, is strictly prohibited.

7. EXTERIOR MAINTENANCE: the tenant is responsible for snow removal on their exclusive balcony, stairs and parking space.

8. ALTERATIONS: no modification, alteration, renovation or painting of the unit is permitted without the prior written authorization of the landlord.

9. PARKING: if the unit is rented with a parking space, additional fees will apply and be added to the monthly rent.

10. INCENTIVE -- NEW TENANTS: for any new tenant signing a first lease with a term of twelve (12) months, the landlord agrees to grant a free-rent incentive equivalent to one (1) month's rent, applicable to the twelfth (12th) month of the lease. This incentive is assumed by the landlord and does not modify the contractual rent. This incentive does not apply to renewals, extensions or lease transfers.
