Addenda: 18.The Lessee should abide by the bylaws and regulations of the condominium, if any penalty incurred because of any violation, the tenant should pay immediately to the Lessor upon receipt of the invoice or bill or notice of payment, from the condominium without any dispute. 19. The Lessee is not allowed to dismantle any electronic appliances, nor any facilities, nor any furniture, at his own discretion without a written approval from the Lessor. Any damage caused by such wrong doing is at the cost of the Lessee.
1.A liability insurance of $ 2,000,000 valid for the
duration of the Lease is required prior to occupancy for
the duration of the Lease. 2.The Lessee agrees to open
Hydro Quebec account prior to possession. 3.The Lessee
agrees to submit post-dated checks for the entire term of
the Lease, except agreed upon otherwise (e-transfer, i.e.)
4.The Lessee must provide confirmation of employment and
fill out the Credit Report (Equifax, equivalent or similar
forms) application at the future Lessee's cost within 48
hours once the Promise to Lease has been accepted. Should
the Lessor feel not satisfied with any documentation
provided, the Promise to Lease shall be deemed as NULL
&VOID. 5.Potential Tenant must read and agree to building's
rules and regulations. LESSEE will be responsible for
paying any penalty due to their failure to comply with the
by-laws and declaration of co-ownership.6.No pets allowed
in the Premises. 7.No Sublease, No Airbnb nor similar
short-term -sublet. Nor shorter than the agreed rental term
will be allowed. If must, the tenant should compensate the
Lessor with a mutually-agreed amount.8.The parking space is
not included in the rent. No locker is available. 9.The
Lessee shall not, and shall not permit anyone to smoke
tobacco, cannabis, or any other substance in any indoor
part of the Premises, nor in the common areas nor the
property of which they form a part. 10.The Lessor shall
provide 2 sets of keys and fobs to the Lessee. The lessee
shall be responsible for the keys and fobs in case of loss
or broken. 11.A maximum number of tenants shall not exceed
2 people. 12.The rent shall be paid on the first day of
each month. The Lessee agrees that the Lessor has the right
to evict the Lessee after a 3 weeks grace period for the
reason of failing to pay the rent. 13. Neither holes nor
hook are allowed on the wall, except the existing ones.
14.At the end of the Lease, cleaning shall be done upon the
Lessee's departure, at the Lessee's cost and convenience.
It is agreed by the Lessee, upon expiry of this Lease that
the Premise must be provided back in the same condition as
it was when the Lessee took the possession, except normal
wear and tear. Any damages caused within the term of the
Lease shall be the responsibility of the Lessee and should
be repaired at the cost of the Lessee. 15. Maximum 2
parties allowed during a 12-month-rent term. After 10pm, no
noise nor loud music.16.A security deposit equivalent to
one- month- rent will be due at signing of the lease. This
deposit will be refunded by the LESSOR to the LESSEE within
2 weeks after the end of the Lease if no damage has been
done to the Premise, except normal tear and wear. This
amount can not be used as the last month's rent other than
a deposit. 17.Visits should be allowed for the future sale
or rent during the term of the lease with a minimum 24-hour
