Conditions to include in all offers

1. The Lessee must maintain liability insurance in the
amount of $2,000,000 during the entire lease period. Proof
of insurance must be provided before the occupancy date.

2. Non-Smoking Policy: The unit is strictly non-smoking.
Smoking of cigarettes, cigars, vaping, cannabis
(marijuana)or other form of smoking is prohibited. Smoking
cannabis is not permitted even for medical reasons. This
restriction applies to both the Lessee and all visitors.

3. No Pets allowed for lessee and visitors.


4. The Lessee shall not paint, alter, or renovate the unit
without the Lessor's prior written consent. No
installations to the exterior of the building are permitted.

5. Planting or cultivating marijuana (cannabis) is strictly
prohibited within the unit.

6. The Lessee must complete "a complete pre-rental check"
with the firm Oligny Thibodeau at their own expense (one
per Lessee). Results must be satisfactory to the Lessor.
The Lessee must also provide valid proof of employment and
income. The Lessor may accept an equivalent credit check if
deemed satisfactory.

7. Airbnb or similar short-term rentals are strictly
prohibited. Subleasing is not permitted without the
Lessor's prior written approval. Short-term leases are not
allowed.

8. The minimum lease term is one (1) year.

9. The rent shall be paid by electronic e-transfer on the
first day of each month. The first month's rent shall be
paid upon signing of the lease. The lease shall be signed
electronically and reviewed with the Lessor and the listing
broker prior to execution.

10. The Tenant agrees to provide access to the condo for
mandatory inspections by the condominium association,
including fire/smoke alarm inspections. In addition, the
Landlord may require access approximately once per year for
air conditioning maintenance. Prior notice will be provided
for all access requests.

11. The Tenant must provide proof of tenant insurance,
confirmation of Hydro-Québec account activation prior to
occupancy.

12. The Tenant agrees to comply with all building rules,
regulations, and by-laws throughout the duration of the
lease term.

13. All security access chips must be returned at the end
of the lease. Lost or damaged chips will be replaced at the
Lessee's expense.


14. The Tenant acknowledges that the condominium unit is
currently for sale and agrees to allow visits by
prospective buyers, provided that the Landlord gives at
least twenty-four (24) hours' prior notice.

15. The Tenant agrees to return the condominium unit and
all included appliances in the same good condition as
received at the beginning of the lease, excluding normal
wear and tear.

16. The Tenant shall not remove the bedroom wall mirrors
affixed to the walls.

Inclusions: light fixtures, 1 AC wall unit, fridge stove dishwasher, over the range microwave, washer and dryer (appliances are in good working condition), glasses rack in DNR
