Rental Conditions:
1. The appliances repair will be at the LESSEE's expense if
the Lessee chose to. In the event the cost of repair is
high, and Lessee decides not to repair, Lessee must advise
the Lessor in writing of his decision. In the event the
Lessee decides not to repair, the Lessor shall remove the
appliance from the unit since its not functional, in this
case the appliance will not be replaced by the Lessor.
2. LESSEE must have liability insurance during the lease
period(tenant insurance, 2000 000$), proof of insurance
must be given before occupancy date.
3. The Unit is a non-smoking unit(no cigarettes, cigars,
vaping, cannabis, etc.). Smoking marijuana (cannabis) is
not permitted even for medical reasons. Smoking is not
permitted for the LESSEE or any visitors.
4. No pets allowed for tenant or visitors.
5. LESSEE is not authorized to paint, make any modification
or renovations to the unit without the LESSOR's written
approval. No installations to the exterior building can be
done without the LESSOR'S written approval.
6. Planting marijuana (cannabis) is not permitted in the
unit.
7. LESSEE must complete a "Complete Credit Check with the
firm Oligny Thibodeau" at his cost, 1 per Lessee, results
must be accepted by the LESSOR. LESSEE must show a valid
proof of employment & income.
8. Airbnb rental is not permitted. No sublease without the
Lessor's written approval. No short term lease.
9. Lease period must be 1 ++ year lease.
10. The unit is a 4 1/2 unit with 2 baths, approx. size 797
s.f. as per certificate of location, 845 sf as per
contractor's plan. 1st month rent and deposit to be paid at
the signing of the lease. Lease will be signed
electronically.
11. A security deposit of $500 must be paid at the signing
of the lease, deposit for locker lock keys garage door
remote controls and access control chips, the deposit will
be refundable at the end of the lease once the locker lock
keys Security access chips and garage door remote controls
are returned in good condition, not broken. The deposit
amount can be used to replace the lost or damaged lock keys
access chips or remote control.
Inclusions: Fridge, cooktop, oven, dishwasher, microwave, 1 wall unit air conditioning with 1 remote control, 1 "Polarbox" cooler, 1 locker, 2 access control chips, 1 locker lock with 2 keys
Exclusions : Electricity, heating, cable, internet, building moving fees, A security deposit of $500 is required for keys locker lock garage door remote controls and access control chips, deposit refundable at the end of the lease once the lock keys, security chips remote controls are returned in good condition not broken. Possibility to rent indoor parking space at $200/month with remote control/1 parking space, (2 parking spaces available)
